One of the largest assets for people is their home. Typically, there are two options when it comes to the house in a divorce. One party can buy out the other party, or they could sell the home and split the proceeds. In either case, a divorce appraiser is needed to determine the fair market value. Make sure the appraiser selected is a certified licensed appraiser.
Having experience as a divorce appraiser, we understand the sensitive nature of the situation. Often, both parties will agree to hire one appraiser in order to keep the costs down. There have been scenario’s where we have been performing an appraisal inspection where both parties are present. This can sometimes be normal and sometimes interesting as the party who wants the low value will point out everything wrong with the house and the party who wants the high value will point all of the upgrades. It’s our job and goal to be objective and determine an unbiased approach to the fair market value.
A divorce appraisal is a similar process to an appraisal in which we would develop for someone who is looking to list their property in that the value would rely upon the sales comparison approach. In this approach, the first step is to inspect the property so that we have all the pertinent information about the subject property. Once obtained, we can search the Multiple Listing Service (MLS) and find similar homes that have sold recently which are located in a similar location. Of course, not all home are exactly similar and therefore each comparable will have a monetary adjustment depending on the differences when comparing it to the subject property. Once all the comparable properties are adjusted, there will be a range of adjusted values and the appraiser will reconcile a value based on that range. This value would need to be supported and uphold in court.
At the appraisal inspection, the appraiser takes photos of the interior and exterior of the property, measures the exterior of the property to determine the square footage, sketches the floor plan, and takes notes about the property (e.g. condition, quality, and amenities). Then goes back to the office to complete the report which typically takes a few days after the inspection. Once the divorce appraisal is submitted to the attorney, we are available to discuss any questions from the homeowner or attorney.
Rest assured, the ethics provision from the Uniform Standards of Professional Appraisal Practice (USPAP) requires appraisers to be confidential and ensures discretion.
