“So, how did you get involved with real estate appraising?” This is a question I often get asked and the truth is – I wasn’t looking to become a real estate appraiser. Fresh out of college in 2001 with a bachelor’s degree in marketing, I was looking for a job in that field. I landed one in New York City but it turned out to be a bait and switch. I was cold calling on the phone all day – not exactly what I wanted after working hard to earn a degree.
Then 9/11 happened. The world had changed and the job market went completely south. Giving it more thought, I also liked the idea of investing in real estate. My parents knew an appraiser in town and thought it would behoove me to learn how to value properties before investing in them. So before I knew it, I became a licensed NJ real estate appraiser and began working in 2002. By 2005, I formed American Realty Appraisals. Now with 16 years of experience as a certified licensed appraiser, I’ve seen the market sky rocket and crash and have gained the expertise it takes to develop fair market valuation.
There are some really nice benefits about being a real estate appraiser. Having my own business, I would say the biggest perk is the ability to create my own schedule. I’m thankful for this as I never miss one of my kids school plays or dance recitals and I also get to see them in the morning and at night during the week. I really enjoy helping people lower their real estate taxes through tax appeals as well as helping them make informed decisions as to what price they should buy or sell a home. Of course, it’s also nice to see some high end beautiful homes.
With the rise of the market also came the crash and with that, the banks went from under regulation to over regulation. Now my appraisal reports get scrutinized by underwriters who can sometimes nitpick a report and request senseless and preposterous revisions. In light of that, I make sure my reports are double checked with special attention to detail.
Obtaining a high volume of work can also be challenging as the market has now shown signs of increasing mortgage rates which dry up the refinance work. Due to the lowered volume, I’ve been increasing my relationships with attorneys and other avenues of work that are not dependent on the mortgage rates. Finally, I also see some houses in pretty bad shape from mold, complete deterioration, hoarders, and pungent odors. It is always best to tidy up the house before an appraiser comes to inspect the property.
