PMI or Private Mortgage Insurance is a way that lenders protect themselves from default loans. It turns out that mortgages that have 20% or higher equity are much less likely to default on the loans. In light of this, if you have less than 20% equity, the lenders require additional payments as PMI. These payments typically range from $40-$120/month.
PMI removal is a great way to save money on a monthly basis. There are several steps involved to see if your home qualifies for PMI removal. The first step is to figure out the value of your home. If you take your current loan balance and multiply it by 1.25, that is how much your home needs to be worth to qualify. While online websites may be able to give you a sense of what your home is worth, some of these sites are way off the mark and the estimates from the internet are not accepted by Fannie Mae. A licensed appraiser can perform an appraisal and provide the proper report that a bank will accept for PMI removal. Before hiring an appraiser, it is a good idea to call the bank and make sure you can choose the appraiser. Some banks will require their own approved appraisers and some do not.
The second item you need to be aware of is that your mortgage payments are up to date. If they are not, this will be a good reason for the lender to deny you. Once you are set, you can write a letter to the lender requesting for PMI removal. Once the removal is approved, you can consider applying those payments to your mortgage to pay down the loan faster. Another option can be to refinance or restructure your loan given the current market conditions.
Homeowners can often overlook the opportunity to remove the PMI as it is a low payment typically bundled with the monthly mortgage payment. This is why PMI can also be a real money maker for the lenders. If you are currently paying PMI, try to keep abreast of where your equity is versus your home’s value because although lenders now require PMI to be removed when your equity is at 22% (only if your loan closed after July 1999), if you are savvy, you can get it removed at 20% which will save you money. If your loan closed before July 1999, you must initiate the PMI removal.
