I was recently told by a realtor that she had to give up her commission to her client, a builder, because the appraiser measured the home to be quite a bit smaller than the architectural plans. The summation of the square footage on the architectural plans had been calculated in error.
The realtor was asked to give up her commission over this error and since this was a good client of the hers, she begrudgingly agreed. If you were the seller, you would not be happy if the appraisal came in $100,000 lower than the contract price due to erroneously advertised square footage. While this case is extreme, there are several reasons why it is important to obtain an accurate measurement of your home.
Having the most accurate square footage of your home will help to list it correctly when it comes time to sell your property. This will help to give the buyers an accurate representation of the size of the home. In addition, it will be smoother sailing when the property is appraised by the bank for mortgage purposes. It is also important to know the areas where the square footage does not count.
Having performed tax appeals in many municipalities, I know that the tax assessors manual states that on a home like a cape cod, or even a finished third floor of a colonial, the tax assessor is allowed to simply take the square footage of the first level and divide by two for the second level. This second level typically has sloped ceilings, however the US Building Code states that a ceiling must be 7’ high to be considered living area. The assessor may provide misleading information which can result in an unnecessary increase in property taxes. In general, I have seen inaccurate tax records in the size of a dwelling and addressing it has been successful in a reduction of taxes.
When I first started appraising 20 years ago, I was used a 100’ tape measure which I had to wind back up after every measurement. As technology came along, I now use a laser measurer with a blue tooth connection to my iPad. The laser measurer is set to the nearest half of a foot and assists in accurately measuring the square footage of a home. Some houses can be quite tricky to measure and an experienced appraiser understands how to measure a home accurately.
As part of our standard appraisal process, I will measure the home to get an accurate square footage. Sketching the floor plan and taking photos inside and out are also part of the appraisal inspection.
