Appraisers come from all walks of life. Some may have different ideas than others as to how to conduct themselves in a professional manner. It is paramount to always represent my clients (banks, lenders, attorneys, and homeowners) with the utmost respect and professionalism. Here is a detailed list of how appraiser conduct is critically important.
The first contact with the appraiser is scheduling an appointment to inspect the property. If for any reason this needs to change, I always give a head’s up that the timing is changing. If I’m running late within a 15-minute window, I will always call to let the contact know.
The appraiser should be dressed in a reasonably professional manner. Most of the time I will be wearing a collared shirt tucked in unless it is a sweater. While jeans are acceptable, I will make sure there are no rips and not worn looking. Keeping a proper representation and image is part of being a respected professional. It also shows that I care about every part of my job.
I typically start on the exterior to measure and take photos. Once inside I’ll put on booties over my shoes to make sure I don’t track in mud. These days I always wear a mask as well. If a homeowner asks if I want them to give me a tour and stay with me during the inspection, I give them the option. Often homeowners are now working from home and I am perfectly fine walking around quietly by myself. I’ll let them know when I’m going down to the basement and when I’m going upstairs. With kids learning from home virtually, I will find out if that is the case and quickly take a photo angled without them in it as to not disturb them.
What might that mean, you ask? From time to time I hear comments from one party or the other in perhaps a divorce situation where they ask me to come in high or low. As an independent third-party professional, it is my job to formulate an unbiased opinion of market value. In another scenario, realtors often ask if they want me to receive “comps” (comparable sales) from them. My response is that I’m happy to review them and I may or may not use them depending on their relevancy. I will never take on an assignment where someone says you need to “hit” this number. We are simply not allowed to accept an assignment with a predetermined result per USPAP – Uniform Standards of Professional Appraisal Practice.
Sometimes homeowners have questions about the appraisal. I am happy to discuss the appraisal with the homeowner and answer any questions. Infrequently, there are some people who believe their home is worth way more than it actually is worth. At that point, I can calmly go over the report with them and let them know that if they can provide better comparables that would support a higher value, than I will review them to see if that is the case.
