Depending on the size of the home, an inspection can vary from 15 minutes to an hour. Typical homes are usually 15-30 minutes. During this time the appraiser takes measurements, sketches the floor plan and takes photos of the interior and exterior. Once the information is gathered about the home, the appraiser will then spend hours in the office performing research online. The may possibly going to the tax assessor’s office as well to collect pertinent information to complete the report. A PDF of the report is then emailed to the client a few business days after the inspection. Rush appraisals can be accommodated.
For single family homes, the most common way appraisers determine market value is by using the sales comparison approach. This approach uses similar recently closed sales in ideally close proximity to your home. The appraiser then makes quantitative adjustments based on the differences between those homes and yours. Once the appraiser develops the adjusted values, they can reconcile the fair market value estimate.
During the inspection the appraiser will walk throughout the house. If possible, try to make sure there is easy access to all the rooms including the utility room where the mechanical equipment (HVAC) resides. Do not worry about laundry, closets or toys out and about, we are not judging any personal items.
